Stamp duty and registration charges on property in India

Stamp duty is a state tax on instruments such as a sale deed, agreement, mortgage or lease. People also search government stamp duty, govt stamp duty, gov stamp duty, stamp duty fees, stamp duty charges and stamping fee — they usually mean the same family of costs.

How much is stamp duty on property?

How much is stamp duty depends on the state, urban vs rural location, deed type and the stamp duty value of property (often the higher of agreement value and guideline or market value). Stamp duty percentage and new stamp duty rates are notified by the state, not by this website.

Stamp duty and registration

Stamp duty and registration fees are related but not identical. Property registration charges, house registration fees, plot registration charges and sale deed registration charges are paid to register the document. Together, people call them stamp duty registration charges.

Land, loan and other deeds

Stamp duty on land, lease deed stamp duty, sale deed stamp duty, stamp duty on will, stamp duty on loan agreement and mortgage stamp duty / registered mortgage stamp duty each follow their own schedule. A residential sale calculator is not a will or lease calculator.

West Bengal estimator

For a working example of stamp duty for property registration, use the West Bengal stamp duty calculator. It is an illustration, not a stamp duty receipt or e-stamping challan.
